Scarborough Property Management
Who manages rental property in Scarborough, ME?Guardian Properties provides property management in Scarborough, Maine, for single-family homes, condos, duplexes, and coastal rentals. From our office in nearby Biddeford, we handle tenant placement, rent collection, repairs, short-term rental registration, and owner reporting through Buildium, with a 24-hour response on maintenance requests and a 1-hour response on emergencies.
Scarborough rents differently from the mill cities to its south. Much of its housing is single-family homes and condos, many built in the last few decades, along with newer apartment communities and a coastline of beach neighborhoods. Owners here are often renting out a former residence, holding a home as a long-term investment, or running a seasonal property near the water, and each situation calls for a different approach.
New in 2026
On May 20, 2026, the Scarborough Town Council adopted a Short-Term Rental Registration Ordinance, along with a new Coastal Beach Overlay Zone and zoning changes. Any home rented to guests for fewer than 28 consecutive days now has to be registered with the town, and where a short-term rental is allowed depends on the zone and on whether the owner lives on the property.
For owners already renting short-term, the key date is close: existing operators must register by December 31, 2026, and every year after that. If you own a Scarborough property that hosts guests and have not registered yet, now is the time to sort it out.

When the owner lives on the property, a short-term rental needs a special exception in residential districts outside the coastal overlay, and is permitted by right in Village and Commercial districts.
Whole-home rentals without the owner on site are limited to the Coastal Beach Overlay in residential areas, allowed by special exception in the Village and Running Hill districts, and permitted by right in Commercial districts.
Rentals of 28 days or more fall outside the short-term rental ordinance. For many inland Scarborough homes, a 12-month lease is the simplest and most reliable way to rent under the new rules.
Full-Service Management
Most of the Scarborough rentals we see are single-family homes, condos, and duplexes, so our full-service property management is built around what those properties need. Residents in a rented house expect it to feel like a home, and owners expect their property back in good shape.
It starts with tenant placement. We price the home against current Scarborough rents, which compete with newer apartment communities in town, then market it, run showings, screen applicants carefully, and sign a lease that spells out lawn care, snow removal, and utilities. For a single-family rental, those details decide whether the year goes smoothly.
Once the lease starts, we collect rent through Buildium and handle the calls. Our maintenance and repairs team responds within 24 hours, and within 1 hour for emergencies like a failed furnace or a burst pipe. We schedule seasonal work such as heating service, gutter cleaning, and exterior checks before winter. For condos, we coordinate with the association on anything outside the unit, while keeping the HOA itself out of our scope.
Every expense and payment lands in your owner portal, where accounting and reporting keeps monthly statements, ledgers, and year-end reports ready for tax time. Our team is generally available from 7 AM to 8 PM, and later messages are usually answered the next day unless they are emergencies.
Where We Work in Scarborough
Scarborough covers more than 47 square miles of land, and each area rents its own way.
Scarborough's beach neighborhoods sit along Saco Bay and the open Atlantic, with Scarborough Beach State Park among them. These areas fall inside the Coastal Beach Overlay Zone, where whole-home short-term rentals remain possible with registration. Coastal homes also need extra attention to salt air, storms, and seasonal opening and closing.
Oak Hill is Scarborough's civic and commercial center, with shopping, services, and town offices along Route 1 and Route 114. Homes and condos nearby rent well to residents who want quick access to errands, schools, and the highway.
The former Scarborough Downs racetrack is being redeveloped into a new town center. When ground broke on the town center in 2023, more than 500 apartments, condos, and homes had already been built there, with plans for about 2,000 housing units in total. Those new units shape what renters expect across Scarborough.
Away from Route 1, neighborhoods like Dunstan, Blue Point, Pleasant Hill, Eight Corners, and North and West Scarborough are mostly single-family homes on larger lots. These rentals attract families and long-term residents, and they suit 12-month leases well.
The Scarborough Rental Market
Scarborough has been one of the fastest-growing places in Maine. Between 2010 and 2020, it added about 3,200 residents, the largest increase of any Maine community, and became the state's most populous town. Town officials credited much of that growth to new multifamily housing, including large apartment communities and the development at The Downs.
Renters come for practical reasons. The town is about 7 miles south of Portland, with Interstate 95, Interstate 295, and Route 1 all running through it. It has its own K through 12 school system, Hannaford's headquarters, and a long stretch of beaches and conservation land, including Scarborough Marsh.
For owners of individual homes and condos, the new apartment buildings are both a benefit and a challenge. They show strong demand for rental housing in town, but they also set expectations for finishes, responsiveness, and online convenience. A single-family rental that is well kept, priced to the market, and managed responsively competes well, especially with families who want a yard and a garage rather than an apartment.
Whether it is a former residence or a coastal rental, we can show you how we would manage it.
Signs It Is Time
These are the most common reasons Scarborough owners reach out.
Turning a former home into a rental means a lease, a screening process, and someone to call when the furnace quits.
Existing short-term rental operators must register by December 31, 2026. Some owners use the moment to rethink their strategy.
Whole-home short-term rentals are limited in inland residential districts, so some owners are switching to long-term leases.
Owning a Scarborough home from away is easier with a local team for showings, repairs, and winter checks.
Condo rentals mean working with the association, following building rules, and keeping residents informed.

Scarborough Owner Questions
Yes. Under the ordinance adopted on May 20, 2026, anyone renting a home for stays of fewer than 28 consecutive days must register with the Town of Scarborough. Existing operators must register by December 31, 2026, and renew every year. New registrations also require a safety inspection.
Rentals where the owner does not live on site are not permitted in residential districts unless the home is in the Coastal Beach Overlay Zone, which covers roughly a half mile from the coastline. They are allowed by special exception in the Village and Running Hill districts and by right in Commercial districts.
No. The ordinance covers rentals of fewer than 28 consecutive days. A standard long-term lease falls outside it, which is why some inland owners are moving from short-term rentals to 12-month leases.
Yes. Single-family homes, condos, and duplexes make up much of Scarborough's rental housing, and we manage all three. For condos, we coordinate with the association on building matters, though we do not manage HOAs or condo associations themselves.
Yes. Many Scarborough owners keep a former residence as a rental. We help you set the rent, prepare the home, find and screen a resident, and manage everything after move-in, whether you moved across town or out of state.
It depends on the lease. Some owners make residents responsible, and others include the service in the rent. We help you decide what fits the property, write it clearly into the lease, and line up vendors when the owner covers it.
Under Maine law, landlords must return a deposit within the time stated in a written lease, up to 30 days, or within 21 days for a tenancy at will. We follow these deadlines on every move-out.
Tell us about your home, and we will walk you through how we would manage it, what it would cost, and when we can start.
